West Vancouver sits on the north shore of Burrard Inlet, west of the Capilano River, with 44,122 residents spread across 87 square kilometres at the 2021 census — a low density that is the whole point of the place. It is the wealthiest municipality in Canada by average household net worth, and the housing stock reflects that at every level.

The market runs from the walkable seafront villages of Ambleside and Dundarave, up through the British Properties on the slope above the highway, west along Caulfeild to Horseshoe Bay. Ambleside and Dundarave carry most of what apartment and townhouse supply exists; above the Upper Levels Highway it is almost entirely detached, on large lots, and often with the view that sets the price.

The practical choice is usually the seafront against the slope. Ambleside and Dundarave are walkable, closer to the bridge and where most of what little apartment and townhouse supply exists sits. Above the Upper Levels Highway you are buying land, privacy and outlook, and accepting that everything — schools, groceries, the commute — happens by car.

The Lions Gate Bridge through Stanley Park is the direct route downtown and the constraint everyone plans around. The Upper Levels Highway runs the length of the municipality east to the Second Narrows. Horseshoe Bay is the BC Ferries terminal for Vancouver Island, Bowen Island and the Sunshine Coast, which shapes both the western end of the market and the weekend traffic.
