The City of Vancouver proper had 662,248 residents at the 2021 census in 115 square kilometres — the densest large city in Canada. That density is unevenly spread, and "Vancouver" on a listing can mean a downtown tower, an East Van character house or a Point Grey lot. The sub-area is not a detail here; it is the whole story.
Broadly the city splits into the downtown peninsula, which is overwhelmingly apartment; the West Side, where detached housing on smaller lots reaches the highest prices in the country; and the East Side, which carries most of the city's character homes, duplexes and newer infill. Vancouver's zoning has been changing quickly, and a lot that was single-family a few years ago may now permit more.
Because "Vancouver" covers so much ground, the real choice is which part. The downtown peninsula is an apartment market where you are buying location and accepting square footage. The West Side is the highest-priced detached market in the country. The East Side is where most of the city's character homes, duplexes and newer infill sit, and where the same budget goes furthest — which is why the sub-area matters more here than in any other community on this list.
Three SkyTrain lines serve the city — the Expo and Millennium lines east to west through the centre and the Canada Line south to Richmond and the airport. Proximity to a station is one of the most reliable predictors of price within any given neighbourhood.
