Surrey is the largest municipality in British Columbia by population — 568,322 residents at the 2021 census, and growing faster than any of its neighbours. It is also the least uniform: Surrey is officially six town centres, and they function almost as separate markets.

Whalley and City Centre around King George are the dense, fast-changing part. Guildford, Newton, Fleetwood and Cloverdale are largely detached and townhouse markets of different vintages, and South Surrey is different again. A price that seems out of line is usually explained by which of the six a listing sits in.

Surrey is six markets wearing one name, so the useful question is which town centre rather than whether Surrey. City Centre around King George is the dense, fast-changing part and the one on SkyTrain. Fleetwood, Cloverdale, Newton and South Surrey are largely detached and townhouse markets of different vintages and different distances from transit. A listing that looks mispriced is usually just in a different one of the six.

The Expo Line terminates at King George, with extension along Fraser Highway under construction. Highway 1, Highway 99 and the Golden Ears and Port Mann bridges carry most of the rest.
