
Richmond

Richmond occupies almost all of Lulu Island, plus Sea Island, at the mouth of the Fraser River, with 209,937 residents at the 2021 census. It is flat, it is at or barely above sea level, and it is protected by a dyke system — geography that shapes construction, insurance and long-term planning in a way it does not elsewhere in the region.
The City Centre around Brighouse and Lansdowne is a dense apartment market built along the Canada Line. Outside it, Richmond is largely low-rise: detached housing, townhouse complexes, and an agricultural land reserve that covers a substantial share of the island and caps how much of it can ever be built on.
The split in Richmond is clean: the City Centre along the Canada Line is an apartment market with a twenty-minute ride downtown, and almost everything else is low-rise. If the commute is the priority, the decision is nearly made for you. If it is space, the rest of the island offers it — with the caveat that the agricultural land reserve caps how much new supply can ever appear.
The Canada Line runs from Richmond-Brighouse into downtown Vancouver in roughly twenty minutes, with a branch to Vancouver International Airport on Sea Island. Highway 99 and the George Massey Tunnel connect south; three bridges cross the north arm of the Fraser.
