
Pitt Meadows

Pitt Meadows is a small city of 86 square kilometres between Coquitlam and Maple Ridge, at the confluence of the Pitt and Fraser rivers. Most of its land sits inside the Agricultural Land Reserve, which puts a hard ceiling on how much of it can ever be developed — and makes its residential supply unusually finite.
Residential development is concentrated in a compact area around the town centre and north of the Lougheed Highway: detached housing, a modest townhouse stock and limited apartment supply. Beyond it is farmland, dyke and the rivers.
Pitt Meadows is small and, because most of its land is in the Agricultural Land Reserve, it will stay small. That makes the trade-off unusual: the supply is genuinely limited, so the question is less what you are choosing between within Pitt Meadows and more whether its scale and the West Coast Express commute suit you better than the larger and busier markets on either side of it.
The West Coast Express stops in Pitt Meadows on weekday peaks, running into downtown Vancouver. The Lougheed Highway runs east to Maple Ridge and west to Coquitlam; the Golden Ears Bridge crosses the Fraser to the south.
