
New Westminster

New Westminster was the original capital of the Colony of British Columbia, and it is the most compact city in the region — 78,916 residents in just 16 square kilometres at the 2021 census, which makes it denser than every Metro Vancouver municipality except Vancouver itself.
The city's age shows in its housing: Queen's Park and Sapperton carry heritage detached stock that exists almost nowhere else in the region, while the Quay and Downtown along the Fraser are apartment markets with river frontage. Uptown sits between the two in both age and form.
New Westminster offers something unusual for its price: genuine heritage detached housing in Queen's Park and Sapperton, of a kind that barely exists elsewhere in the region. The alternative is the apartment stock along the Quay and downtown, which is newer, lower-maintenance and closer to the Expo Line. Character and a yard, or convenience and a river view — that is most of the decision.
Five Expo Line stations serve the city, which for its size makes it one of the best-connected places in Metro Vancouver. The Pattullo and Queensborough bridges cross the Fraser south and west.
