Coquitlam

Coquitlam is the largest of the Tri-Cities, with 148,625 residents across 152 square kilometres at the 2021 census — a big municipality that runs from the Fraser River up into the mountains, which means its neighbourhoods differ from one another more than most.

Coquitlam Town Centre around Lincoln and Lafarge Lake is the apartment market. Burke Mountain on the northern slope is where most of the region's newer detached and townhouse construction has gone. Between them sit established postwar neighbourhoods — Austin Heights, Maillardville and others — which carry much of the older detached stock.

Coquitlam's two markets pull in opposite directions. The Town Centre is apartment stock built deliberately around the SkyTrain stations, and it trades on that. Burke Mountain is newer detached and townhouse construction further from transit, and it trades on space and being new. Which one suits usually depends on whether the household commutes on a schedule or drives.

The Evergreen Extension of the Millennium Line reached Coquitlam in 2016 and reshaped the market around its stations. The West Coast Express also stops here. By road it is the Trans-Canada and the Lougheed Highway.
