Burnaby

Burnaby is the third-largest city in British Columbia, with 249,125 residents across 90 square kilometres at the 2021 census, sitting between Vancouver to the west and the Tri-Cities to the east. It is denser than its reputation and greener than its density suggests — roughly a quarter of its land is parks and open space, among the highest proportions in North America.

Development is deliberately concentrated into four town centres — Metrotown, Brentwood, Lougheed and Edmonds — each built around a SkyTrain station and each with its own tower market. Between and around them sit established detached neighbourhoods and a substantial townhouse stock. Which town centre a listing is near tells you most of what you need to know about it.

In Burnaby the first question is almost always which town centre, because they are at different stages. Brentwood and Lougheed carry most of the newer tower stock; Metrotown is the largest and best connected; Edmonds is the least built-out of the four. All four are on SkyTrain, so the trade-off is less about transit and more about age, scale and how finished the neighbourhood around the station already feels.

Both the Expo Line and the Millennium Line run through Burnaby, which is why the town centres are where they are. Metrotown is one of the busiest stations on the network. By road it is the Trans-Canada Highway east to west and Kingsway through the southern half.
